How To Apply

To start the process, take a look at our Buy to Let “Best Buy” Tables and “Mortgage Finder” tool. The initial consultation to discuss your Buy to Let requirements is free.

We can often arrange face-to-face appointments in Mere Green, Four Oaks, Sutton Coldfield, Lichfield, Tamworth, Burton, Birmingham, Walsall, West Bromwich and many other surrounding areas of Staffordshire and the West Midlands. Alternatively we can make arrangements for you to visit our offices to discuss your requirements in more detail.

We gather information and search the market

We’ll arrange a suitable time to complete a Buy to Let fact find with you, so we can understand your needs and preferences and the type of Buy to Let mortgage you are looking for.

We will also use some of the latest technology to search across our comprehensive panel of lendersto find the best Buy to Let deal for your circumstances.

Details of the Buy to Let chosen will then be forwarded to you in a welcome pack so you can consider whether or not to go ahead. This pack will contain an illustration and formal application form for the lender selected. It will also detail what other information or documentation is required by Caboodle or your lender should you decide to go ahead.

Process your application…

Once you have reviewed the Buy to Let mortgage illustration and decided to proceed, we will collect all the relevant documentation from you so we can submit them to the lender.

Upon submission to the lender, any valuation or lender application fees for the Buy to Let mortgage will become payable. This can normally been done over the phone using a credit or debit card.

We will process your application from start to finish which will save you time and hassle. We can instruct any valuation that is required and liaise with both the solicitor and lender to ensure things run smoothly.

We will keep in regular contact with you so you know what’s happening with your application. You will also be given a dedicated contact here at Caboodle should you have any questions.

We will obtain an offer from the lender for you, explain any terms and conditions and make sure the Buy to Let mortgage recommended still meets with your requirements. A copy of the offer will also be sent to your solicitor.

Your Buy to Let Mortgage completes…

On the date of completion, we will check that you are happy for the Buy to Let mortgage to be set up. The solicitor will request funds from your new lender and either send them to the vendors solicitor to complete the purchase or to your previous lender to clear your existing mortgage if you are remortgaging. Any surplus monies will be sent direct to you after payment of any other disbursements, including our broker fee.

After completion we will contact you to ensure you were happy with our service and answer any questions you may have about the Buy to Let mortgage or protection products. If you need help with any wider issues such as pensions or investments we will put you in touch with a specialist who will be able to help.

We will keep in regular contact with you after your Buy to Let mortgage completes to make sure everything continues to meet with your satisfaction and we will undertake regular reviews to ensure you remain on the most competitive product.

Your initial consultation is free and you are under no obligation to proceed with a mortgage we recommend. There will be a fee for mortgage advice. The exact fee will depend on your circumstances and may be reduced depending on the loan amount and any commission we receive from the lender. It is estimated that the fee will be £595, but it may range from £495 to 1% of the amount you borrow. The fee is only payable on completion and can normally be added to the mortgage. This will be discussed and agreed with you before you make an application. Please ask for a personalised illustration.

Secured loan rates from 3.95% APRC, although we have plans available up to 29.9% APRC which allow us to assist customers with the most severe credit problems. The overall cost for comparison is 9.2% APRC. For secured loans a broker fee up to 10% of the loan amount borrowed may be payable on successful completion. A lender fee may also apply. The actual APRC available will depend on your circumstances. All loans are subject to status. Please ask for a personalised illustration.
